Air Conditioning and Heatpump systems rely on a delicate balance of proper airflow and refrigerant charge. Both Indoor and Outdoor coils should be cleaned to allow for maximum airflow.  Refrigerant charge should be verified by superheat and subcool method, taking into account both indoor and outdoor temperatures, indoor humidity level, and compressor amp draw.

The majority of homes in the Shenandoah Valley have water quality issues to some degree, some  areas worse than others.  To ensure that your plumbing system operates as intended, water heaters, undersink plumbing, plumbing fixtures, and drain systems should be checked and cleaned annually at a minimum.

Gas and Oil Heating equipment rely on proper setup and combustion efficiency.  Lack of maintenance can lead to carbon and soot buildup in heat exchangers, sending money right up the flue pipe, premature equipment failure, and even worse yet, potentially fatal running conditions if left uncorrected.


Before you enter an agreement or contract, make sure you know what you're getting.  Maintenance plans come in a variety of names, prices, and levels.  Two of the photos taken here were from new customers and their systems that were recently "annually cleaned and serviced" by other local heating and air companies.  

Typically an annual inspection does not include cleaning and comes at an attractively low cost.  A tune-up may or may not include cleaning of equipment,  depending on the service company.   Thorough inspections and cleaning takes time, if a tech is knocking at the door and pulling away in an hour or less, chances are you're not getting the service you're paying for.  

Unless otherwise specified all American PHC, Inc. maintenance programs include a copy of the inspection, running condition, measurements, and necessary cleaning to ensure maximum running conditions.  Our technicians will discuss the service with you and inform you of possible recommendations when found.
